Make a chia seed mixture from 1 tbsp chia seeds + 3 tbsp water per egg needed for the pancake mix. Mix well and leave for a while until it forms a jelly.
Make the batter in a batter bowl. Follow the instructions on the pancake mix packet. Substitute milk and egg for the vegetable versions.
Heat the pan well.
Melt a piece of vegetable butter in the hot pan.
